Things to consider when selling your home…

Here are a few important considerations to think about when selling your property.

Research

It’s a good idea to get to know your local market when looking to sell your own property. Review recent sale prices in your postcode paying particular attention to comparable properties. Also, take a look at changes in the market over the past 12 months. Having a good understanding of your local market helps you set realistic expectations for your sale.

Find YOUR agent

There is no shortage of Real Estate Agents in most areas. The difference between a good result and a great result is often based on the agent you choose. Look for an agent that is right for YOU as you’ll need to work closely with them to achieve the best possible sales result. The right agent will make you feel comfortable asking ANY and EVERY question, be open and honest with you about the current market conditions and guide you through the process of preparing your home for sale.

Prepare to repair

First impressions are arguably the most important aspect of attracting the attention of buyers. It’s time to de-clutter and update old or broken fixtures such as door handles, fence panels and the letterbox! Buyers notice everything so you’ll need to consider and discuss with your agent if professional styling or renovation works would be beneficial to your campaign.

Remove the emotion

Easier said than done, right? Buying and selling property is included in the most stressful stages of our lives category. Taking the emotion out of the sale means you focus on the realistic expectations for your property sale. These expectations should be based on recent sales of comparable properties in your neighbourhood and the current market conditions. Comparable means similar size, age, presentation and position. For example, a property positioned on a busy street won’t normally achieve the same price as a quiet cul-de-sac, even if the homes are exactly the same.
