There’s a LOT of hype at the moment about Australia’s cooling property market particularly in Sydney and Melbourne. There are less buyers and house prices have pulled back to what we call ‘normal’ market conditions. 2018 marks my team’s 10th anniversary with McGrath so we’ve seen this type of market a number of times and can confirm it’s not all doom and gloom. In a cooled market that favours the buyer there are still opportunities to achieve great results as it’s all relative when you’re buying and selling in the same market. In fact, the current ‘normal’ market is a great way to reposition yourself into your new dream home. Here are some considerations that we recommend to our vendors to stand out from the crowd and achieve a positive result.
Remove the emotion
Easier said than done, right? Buying and selling property is included in the most stressful stages of our lives category. Taking the emotion out of the sale means you focus on the realistic expectations for your property. These expectations should be based on recent sales of comparable properties in your neighbourhood and the current market conditions. Comparable means similar size, age, presentation and position. For example, a property positioned on a busy street won’t normally achieve the same price as a quiet cul-de-sac, even if the homes are exactly the same.

Find YOUR agent
There is no shortage of Real Estate Agents in most areas. The difference between a good result and a great result is often based on the agent you choose. Select an agent that is right for YOU as you’ll need to work closely with them to achieve the best possible sales result, particularly in a normal market. The right agent will make you feel comfortable asking ANY and EVERY question, be open and honest with you about the current market conditions and guide you through the process of preparing your home for sale.

First impressions matter more than ever
In a buyers market, first impressions are arguably the most important aspect of attracting the attention of the buyers available. It’s time to de-clutter and update old or broken fixtures such as door and cupboard handles, fence panels and cracks in the wall. Buyers notice EVERYTHING so you should seriously consider and discuss with your agent if professional styling or renovation works would be beneficial to your campaign.

Commit to a strategic marketing campaign
Your marketing campaign becomes even more important in these market conditions. A web listing, for sale sign and open homes are not enough to reach all the potential buyers you’ll need to achieve a positive result. Your agent should be able to recommend an integrated marketing campaign that includes a good mix of digital, face to face and print channels. Email campaigns to the agents targeted data base, social media posts and advertising plus direct sales calls to the agents existing database are just a few of the activities your agent should be offering to amplify the reach of your campaign.
