It’s a tricky decision when you’re selling your home at Christmas time. You want your home to look its best but it’s hard not to get into the Christmas spirit – especially when you have children or love to entertain! So what’s the rule? Unfortunately there is no single answer, home owners build perceptions about your home whether your selling in March or December. The guidelines to follow for Christmas decorating are similar to those recommended when styling your home for sale at anytime of the year. Here are some guidelines we share with our vendors.
Keep it neutral
Ideally your potential buyers should enter your home and be able to imagine how they can make it their own. The key to achieving this is by keeping the styling neutral. When selling in December you should keep the same thing in mind for your Christmas decorating. Stick to one or two colours for your tree decorations that are either based on traditional palettes or mainstream trends such as silver and white or rose gold for a modern touch.

Avoid Clutter
The biggest issue you may face when displaying a tree and decorations when selling is clutter. This is not the time to follow the styling cues of Clark Griswald and his lights! Potential buyers love a feeling of space so it’s a good idea to exercise restraint when decorating Coco Chanel famously said “Before you leave the house, look in the mirror and take one thing off.” The same advice should be considered when selling your home at Christmas. Keep the decorations you display to the key staples – the tree and a gorgeous front door wreath or table centre piece is really enough.

Use the sounds and smells of Christmas to your advantage
The sounds and smells of Christmas may help potential buyers imagine themselves sharing your home as their own next year. The subtle sound of Christmas carols playing in the background and the smell of freshly baked Christmas Cookies fresh out of the oven are a lovely way of getting into the festive spirit without going overboard. Again, restraint is key. Think about the audience you are showing your home to – over the top, pop music themed Christmas carols may not be the ideal choice for a two bedroom penthouse apartment.
