4 things to consider when putting your property on the market in Autumn

Planning on selling your home?  Well, what are you waiting for?  Autumn is just as good a time to sell as any other season, if not better, and here are some very simple reasons why…

Buyers are Ready to go!

March is still early enough in the year to be action stations all round for those “New Year, New Home” resolutions purchasers will be trying to fulfil!  Many people have had extended periods off work over the summer and therefore have had time to research the market as to what and where they want to buy.  This means more purchasers will be ready to buy, putting you, as the Vendor, in the best position for a profitable sale.

Less on the Market

Spring has often been considered the ideal time to sell and because of this there is always an influx of new properties hitting the market.  Autumn, on the other hand, has historically fewer properties available, therefore creating less competition for your own home.  There are always potential purchasers out there keen to buy, no matter what the season, so less stock means you have a better chance of tempting them to spend their money on your property rather than someone else’s.

Researching the Market

It’s a good idea to get to know your local market when looking to sell your own property. Review recent sale prices in your post code paying particular attention to comparable properties. Also take a look at changes in the market over the past 12 months. Having a good understanding of your local market helps you set realistic expectations for your sale.

Choose the Agent for YOU

The difference between a good result and a great result is often based on the agent you choose. Select an agent that is right for YOU as you’ll need to work closely with them to achieve the best possible sales result, particularly in a normal market. The right agent will make you feel comfortable asking ANY and EVERY question, be open and honest with you about the current market conditions and guide you through the process of preparing your home for sale.
