The little (and often not so little) details can make a big difference to how long your home will be on the market and the final price. Here’s some of the key things you need to get on point when putting your property on the market.

Make them want to come in!

We all know that first impressions count. Many potential buyers will do a ‘drive-by’ of your property in the lead up to an open for inspection or before they call the agent.  That means you need to focus on kerb appeal. Freshly mown lawns, a clean facade, neat and tidy gardens, a good looking letterbox and front door or entry gate all help score brownie points with potential buyers.

Minimal clutter, maximum storage

The majority of buyers love to take a good look at the storage in your home, this means they will be opening cupboards and wardrobes!!! This is your opportunity to make a great impression for zero cost. Clear and declutter your storage spaces so they are no more than two thirds full. This strategy looks good and gives buyers a better sense of the space available.

Bathroom bliss

Buyers will forgive an older bathroom as long as it’s clean and in good condition. It’s time to roll up your sleeves and remove any and all traces of soap scum, mould, mildew, dust and dirt build up.  It may be worth investing in a new vanity and tap fixtures if you want to add value and appeal to an older bathroom. Applying new silicone where needed and using a grout pen to revive the lines between your tiles are also important details that need to be addressed.

The lifestyle factor

Talk to your agent about what you love most about the property and work with them to showcase these features to your potential buyers. This could be as simple as letting all that natural northern light flood in, styling your rooms or scheduling your opens later in the afternoon so buyers can see the beautiful sunsets captured in your alfresco area.
