Sylvania is the little pocket of Sutherland Shire we like to call home! Close to beaches, award-winning restaurants, fantastic schools and a whole host of lifestyle amenities, what more could you want?

The Community Lifestyle

Sylvania is split into three main areas, Sylvania which is the main precinct, Sylvania Heights which is located along the Princes Highway and Sylvania Waters which rests upon the Georges River.

Sylvania is host to our beloved local Bowling Club who we happen to be proud supporters of. Over the years the Sylvania Bowling Club has evolved into so much more than just the home of the local bowls competition. Running events throughout the year and complete with function rooms and the new dining hit Georgie’s Bistro, Sylvania Bowling Club is a community hub for a whole lot of fun and a great spot to catch up with friends and family.

We also sponsor Sylvania Heights (aka Trees) Soccer Club that continues to grow every year! Team Etchells helps out where we can, and we enjoy being part of a community group that supports the young athletes in the area. If you ever see Donna and the Team at a soccer game or club event, make sure you come and say hi!

The Real Estate Market

In the last quarter (July – September), Sylvania saw a total of 33 real estate sales including, houses, land and units. The median house price during this period was $1,040,000 – $1,600,000 (dependent on house size) and the median price for a unit sat at $657,500 for a 2-bedroom apartment. We saw some affordable properties hit the market, the lowest price being $555,00 for a 2-bedroom unit, and at the other end of the scale, we saw the highest sale go to a 3-bedroom unit which sold for $3,725,000.

Sylvania’s property market caters to a wide range of buyers with apartments and houses available from the waterfront to the more accessible areas within the suburb. Over the past year, 82 properties have sold in the Sylvania area, with an increase in sales occurring over the past 6 months. Median house values have also picked up again which is on trend with the Australian property market returning to a healthier point.
