The little (and often not so little) details can make a big difference to how long your home will be on the market and the final price. If you’re serious about selling for the best possible return, these are the key things to keep in mind.
First impressions count!
The exterior of your home is just as important as the inside. If a buyer doesn’t like what they see on the outside, they probably won’t come in.
Now is the perfect time to tidy your garden, empty the gutters, buy a new welcome mat, and address all the little details that will make your home appeal to prospective buyers – power wash the exterior, replace anything old, repaint and consider planting flowers and upgrading the letterbox.

Kitchens and Bathrooms sell homes
No matter how nice the rest of the house may be, if the kitchens and/or bathrooms haven’t been updated since the ’70s, a buyer won’t want to touch it.
It may not always be possible to do a full renovation, but inexpensive changes like new handles, benchtop, sink, or taps, as well as covering over old or outdated splashbacks with new surfaces can make a world of difference.
And when it comes to bathroom bliss, buyers will often forgive an older bathroom as long as it’s clean and in good condition. It’s time to roll up your sleeves and remove any and all traces of soap scum, mould, mildew, dust, and dirt build-up.

Think about furniture placement
When it comes to furniture, there is a fine line between having a room look too empty and completely over-filled. You just need to have enough pieces that show the function of the room without it feeling cluttered.
If your furniture is looking a little shabby consider moving all of it or some of it out into storage and hiring some staged furniture. This not only comes up beautifully in professional photography, but it takes the personal aspects out of the home and therefore makes it more attractive to other buyers who can project their own living space onto the blank canvas.
New, well-presented, and perfectly placed furniture can really breathe new life into a space.

Accessorise
Adding carefully selected accessories and display pieces will add personality and texture. Simple changes such as updating your towels to the new seasonal colours, and adding a splash of colour with artwork will create a stylish feel that isn’t over the top.

Paint works wonders!
Nothing freshens up a home like a new paint job.
When you’re selling, neutrals are the safest bet as soft whites, stone and yellows are the easiest to blend and coordinate furniture and decor with.

Don’t forget the finishing touches
Small changes, like putting plants in every room, adding cushions and throws, nice rugs, changing fittings and fixtures, and bowls of fresh fruit can actually go a lot further than you might think.
