It’s pretty commonly thought that spring is the best season to buy and sell a property. From a seller’s point of view, gardens are greener, flowers are in full bloom, and the weather lends itself to stunning open homes in the sunshine.
From a buyer’s point of view, because so many sellers hold out until spring, there are plenty of properties available, meaning they have their pick of the bunch.
While the warmer months of the year tend to be peak times for all of these reasons, there are still ample opportunities in the cooler months. Here are our tips for buying and selling in Winter.
TIPS FOR BUYING IN WINTER
1. See the properties full potential: One of the first advantages of buying in Winter is that typically you see the home in its worst state, meaning you see the complete picture.
Sometimes in spring campaigns, you won’t notice if there are areas of the house that are a little dark or draughty because the spring weather and sunshine will mask it. Buying in Winter means you see the property for its true self, so you’ll know if you love it or not.

2. Less competition: Yes, there are fewer homes on the market during Winter because people tend to hold out until spring, but there are also fewer buyers, which means less competition and more flexibility in price and settlement periods.

3. More time for your decision: Even if you don’t find the property you’re after in Winter, a definite advantage to starting your process during the cooler months is that you will find yourself months ahead of other buyers who enter the market in spring.
You will already have built good relationships with agents in the areas you’re interested in, and they will know what you’re looking for, which means you’ll be first to get a call when the property you’re after hits the market during the busier spring period.

If your home is north facing and gets tonnes of light, Winter is the perfect time to sell because it will genuinely showcase the benefit of your property over others.

Consider the small touches that can make a significant difference to your home’s overall appeal. To create a lasting positive impression with prospective buyers, invest in new coverings, rugs and cushions in warm shades like brown, red and gold. 2. Perfect outdoor area presentation: It can be easy to neglect outdoor areas in the cooler winter months, but they can be one of your property’s main selling points if presented well. Set up an outdoor heater to show buyers that gardens and outdoor areas can still be utilised in Winter. 3. Ensure there is enough light: Indoor areas can get quite dark in Winter, even in the morning. Turn on all lights and remove clutter to create the illusion of more space.
